High risk lenders are those that are willing to provide mortgage loans in circumstances where banks and conventional mortgage lenders fear to tread.

Typical high risk lenders will not finance a loan to as high a LTV as conventional lenders normally stoping at arround 70% LTV. The terms from a high risk lnder will most likely include a short term, high interest rate and multiple points to close the loan.

These high risk lenders are normally private equity lenders (those lending their own funds) who will finance both private and commercial lending situations to borrowers with bad credit,those unable to verify income...
